The Guyana Land Registry publishes official-title-search services for property recorded under the registered-title system. The service can help confirm recorded parcel, proprietor and interest information before a sale, mortgage, estate or other transaction.
First confirm that the property is in the Land Registry system. A Certificate of Title normally points to that branch; a Transport normally points to the Deeds Registry.
Choose the correct service
The Land Registry publishes title-search services with and without a certificate. Choose the product that matches the reason for the request rather than ordering a certificate automatically.
The official service pages describe an application, identification, attendance at the registry, payment and later collection. Confirm the current service, form and office before travelling.
Prepare the parcel information
Use the exact information shown on the Certificate of Title or other official record, including where available:
- proprietor’s full name;
- parcel, block, zone or land-registration-area reference;
- property description;
- Certificate of Title number;
- earlier title or transaction references; and
- identification and representative authority.
An informal address or neighbourhood name may not identify the correct registered parcel.
Confirm the current fee
The controlled official materials contain a fee conflict: the title-search service page states one amount while the linked official form states another.
Do not quote either figure as the current fee without confirming it directly with the Land Registry. Also confirm the payment method, receipt and collection period.
Read the result within its limits
A Land Registry search can provide recorded information about the parcel, proprietor and registered interests. It does not by itself:
- guarantee title quality;
- prove the physical boundary on the ground;
- resolve occupation or access disputes;
- validate the proposed Agreement of Sale;
- establish that all tax and compliance steps are complete; or
- replace legal or survey review.

- Using a Land Registry form for a Transport property.
- Searching from an informal address alone.

- Assuming a clear result proves the seller has completed GRA compliance.
- Paying a major deposit before checking the recorded proprietor and interests.
